Straight Answers
How do I reserve a lot?
Contact the Town Office. A 10% deposit ($1,500) secures your lot, with the balance due on closing. Lot sales are handled directly by the Town — no realtor, no commission.
What does "fully serviced" mean?
Water, sewer and power are brought to the curb at your property line. Connecting from the curb to your home happens during construction and is normally part of your builder's quote — on a pre-serviced lot like these it's a short run, typically a few thousand dollars within your overall build cost rather than a separate surprise. The exact amount depends on your home's placement on the lot. The Town Office can walk you through the process before you commit.
How does the 2-year tax incentive work?
Under the Town's proposed Reduced Tax incentive (pending final Council approval), you pay no municipal tax on the building portion of your new home's assessment for two full taxation years, starting January 1 of the year after your building permit is issued. Land taxes, school taxes and any special levies still apply. It covers new builds and ready-to-move homes, it's for individual owners building a primary residence (not corporations or developers), and you apply through a simple form at the Town Office.
What's the catch on the $15,000 price?
Two conditions: buy before August 31, 2026, and obtain a building permit within 12 months of purchase. That's it. GST applies to the purchase price. The discount exists to get homes built, not to bank land.
Can I buy more than one lot?
Yes. Side-by-side lots can work well for a larger yard, shop space, or a family build — ask the Town Office about adjacent availability.
Do I have to build a certain kind of home?
New builds and ready-to-move (RTM) homes are both welcome, subject to the Town's building bylaw and permit process. The Buyer's Guide covers the permit steps and local builder and RTM options.
What happens after August 31?
The price returns to $25,000. There is no plan to extend the discount — when it's done, it's done.
Room to grow. A price that won't wait.
On September 1, the price returns to $25,000. The deadline is real.
